Excellent snorkeling is available at Red Reef Park, an underwater reef teeming with sea life in waters only 8 feet deep!

Scuba Diving
Offshore, along the coast, there are roughly 70 sites for divers and 25 of these are shipwrecks!

Surfing
Check with the lifeguards first about where to surf. Never surf around swimmers and fishermen.

Surf Fishing/Hunting

Homestead Tax Exemption

According to Florida law, anyone who holds title to a property, resides on it and is a legal resident of the state as of December 31st at midnight qualifies for a $50,000 Tax Exemption. Under Amendment One, dubbed the “Save Our Homes” benefit, the entire $50,000 exemption only applies to property valued at $75,000 and above. Properties with a value of between $25,001 and $75,000 will be prorated. The Palm Beach County Property Appraiser’s Office administers all property tax exemptions. Qualified candidates may also apply for seniors, the disabled, combat disabled, widowed persons, and those who have built home additions to accommodate an elderly parent’s needs.

Applications must be filed with the Property Appraiser’s Office between January 1 and March 1. A homeowner may also pre-file between March 2 and December 31 for the next calendar year. The Homestead Exemption will automatically renew each year on January 1.

The following may be required as proof of primary place of residence and homeownership: Recorded Deed, Florida Driver’s License, Voters Registration Card, Car Registration, Social Security Number, or an Alien Resident Card.

Property Tax

Ad Valorem Tax Disclosure – Chapter 689, F.S
The Save Our Homes Amendment to the Florida Constitution limits the annual increases in the assessed value of a homestead property. The assessment can increase annually by 3% or the percentage of increase in the Consumer Price Index, whichever is less. When a property is sold, it is reassessed at full market value.

Property Tax Disclosure Summary
A buyer should NOT rely on the seller’s current property taxes as the amount of property taxes that the buyer may be obligated to pay in the year subsequent to purchase. A change of ownership or property improvements triggers reassessments of the property that could result in higher property taxes. If you have any questions concerning valuation, contact the county property appraiser’s office for information.

The Palm Beach County Tax Collector is responsible for collecting ad valorem taxes (real estate and tangible personal property) and non-ad valorem assessments (such as drainage and solid waste). These taxes are due on November 1 of each year and are delinquent after April 1 of the following year. The amount due on delinquent payment is determined by date received, not by postmark.

*Ad Valorem Tax is a tax based on the value of real estate or personal property.
